CBD oil seems to be the new trend. We find CBD in cosmetics, in balms and creams for skincare, as massage oils for muscle relaxation, CBD flowers to smoke and much more applications.

Most of the people, even the most regular users and even patients using CBD and medical cannabis do not imagine the endless possibilities that CBD oils offer, as well as the other CBD forms that we find on the market.

 

CBD in the kitchen


The oil CBD or CBD flowers are used in many recipes, dishes and drinks. The interest of cannabidiol in cooking is that it diffuses slowly in the body for a long-term soft effect. If you want to cook CBD, however, you should know that cannabinoids are not water-soluble.

An infusion of CBD flowers in water will, therefore not allow the active ingredients to be extracted to obtain a drink with a relaxing effect. The presence of a fatty substance is necessary to release the CBD present in the hemp flower by infusion or in a cooking recipe.
Some amateurs, for example, use milk, preferably whole milk, to make a CBD infusion. It is also possible to add to the liquid used for the infusion a vegetable oil, butter, cocoa butter, coconut oil or fresh cream.

You should know that the higher the fat content, the faster and more efficient the CBD extraction from the flower. If you want to prepare a chai tea with semi-skimmed milk, it will take you more than two hours to obtain the extraction of CBD by heating…. If you do not like the vegetable flavours of CBD, it is quite possible to flavour the drink to your liking with cocoa, honey or a spice like cinnamon.

You will also find on the internet a lot of CBD recipes, both sweet and savoury. It is possible to cook a whole meal with CBD, from starter to dessert!
Regardless of how the CBD flower is prepared in the kitchen, it is essential to use fat and heat the preparation to extract the active ingredients.

Finally, you will find a large selection of CBD foodstuffs on the market, from chewing gum to sweets to prepared meals, cakes or cannabidiol drinks.

 

CBD flowers


The extraction of the active ingredient of CBD is done from the flowering tops of the hemp, more precisely from the female flowers.
The male flowers of hemp are preferably reserved for the production of seeds to obtain new plants. The female CBD flowers can also be directly consumed.

There are different varieties of CBD flowers with specific organoleptic qualities and a more or less marked herbaceous flavour.
You can choose a CBD flower according to its content of active ingredient but also according to your tastes. We recommend two ways to effectively benefit from the benefits of the CBD flower: by spraying or infusion.

It is also possible to inhale CBD vapours using a vaporizer, which will allow you to heat your CBD gently and progressively so that it gives off fumes without consuming itself.

 

CBD e-liquids


The e-liquid containing CBD is increasingly popular and widespread. Vaping CBD is indeed a particularly pleasant way to take advantage of the relaxing effect of the molecule without requiring a sophisticated or expensive vaper. Inhaling CBD by vaping bought from places such as Left Coast vapes also promotes the absorption of the active molecule by the body.

A CBD e-liquid containing terpenes will have vegetable aromas reminiscent of hemp. It is also possible to find CBD e-liquids with more fruity aromas (vanilla, red fruits, etc.) or more marked, like menthol e-liquids.

Most tenancy fees were banned from June 2019. If you’re unsure on which tenancy fees can still be charged for and which cannot, the below article will for sure help.
Whether you're renting a property or a landlord, it's important to be aware of the tenancy fee ban.
Landlords & letting agents are susceptible to be fined & reprimanded if incorrect fees are applied.
Tenants can be charged unfairly with fees the law no longer permits.

Tenancy Fees Ban

The tenancy fees ban covers all types of tenancies. Private tenancies, including assured shorthold tenancies, student housing and lodger agreements are all part of the ban.
In addition, the tenancy fee ban covers both fees charged to tenants and their guarantors, if applicable.

Tenancy Fees That Are Still Acceptable

It’s important to know that it’s not a blanket ban on all tenancy fees. There are still fees that a landlord has the right to charge tenants (if the tenancy agreement stipulates).

Late rent fees

If you’re 14 days late, you can still be charged a late payment fee.
Of course, this must be stipulated in your tenancy agreement.
Landlords can’t just make up late durations and the consequences.
Tenants should also be aware that they can’t be charged more than 3% APR above the Bank of England base rate.
Also, if there is a letting agent involved, only the letting agent or the landlord can charge the late penalty, not both.

Lost Keys

If a tenant loses their keys or fob, landlords can charge a fee for a replacement.
The charges must be reasonable. So if a tenant is being charged £100 to replace a set of keys, the door’s open for a complaint (excuse the pun)!

Early tenancy exit

If there is a fixed term tenancy in place and a tenant decides to end their tenancy early, an exit fee can still be applied.
This is to cover losses incurred by the landlord and similar to replacement keys, the charges must be ‘reasonable’.
There are of course exemptions. If a tenant is vacating property due to breaches in the property upkeep, there is the argument to be made for the exit fee to be scrapped.
If the tenancy agreement includes a notice period, then if this notice is given, the tenancy fees may not apply.

Changing or assigning your tenancy

For administration activities related to updating or changing tenancy agreements (because of the tenant), the landlord can charge £50.
This will include scenarios such as the tenant wanting a name change on the agreement etc.
If however there are wider changes that the landlord feels will exceed £50, as long as a landlord can provide proof, larger fees can be issued.

Renewing your tenancy

Under the new rules, a tenant can be charged for renewing a tenancy, if a fixed-term tenancy signed before 1 June 2019 stipulates so.
Outside of this window, tenants can no longer be charged for renewing an agreement.

Banned tenancy fees

The tenancy fee bans cover categories such as references, administration (outside of changes requested by the tenant), credit checks and immigration assessments.
Included are also the more frivolous type of tenancy fees;
●       Moving in on a weekend charges
●       Fees for pets
●       Inspection fees
●       Fees for smoking

Costs not considered tenancy fees

There are a number of costs not considered tenancy fees, a tenant can still be expected to cover, subject to the tenancy agreement. These are costs/charges such as deposits, rent in advance and the below:

Utilities

Utilities are still costs that tenants may need to be paid for, if not covered under the rental charges. Gas, electricity and water are still acceptable charges. However, a tenant cannot be charged more than the supplier has billed for.

Damage

Damages are still acceptable costs to tenants. If there is damage (outside of wear and tear), then a landlord can still look to recoup these costs from the tenant.

What does a tenant do if they've been charged incorrectly?

Trading standards at the local council or a letting agent’s redress scheme is the first port of call for any tenants that have been charged a banned fee.
The consequences to a landlord or letting agent can be in the form of fines & compensation.
In extreme/repeat cases, councils can take landlords and letting agents to court, which could result in bans on renting out properties.

Tenant fees for agreements before June 2019

If a tenancy agreement was signed before June 2019, a tenant can still be charged banned referencing, credit or admin fees.
This applies even if an agreement was signed before the June 2019 and the actual tenancy didn’t start until after this date

How much can a tenant be charged?

Letting agents are now by law expected to publicize their fees.
The fees must be visible on the agent's website as well as the office.
This gives agents and landlords the visibility of what charges can be expected (with & without VAT) as well as exactly what the charges cover.

So how has the ban on tenancy fees impacted the rental market?

As of October 2019, the cost of renting a room in The UK is stable, with rents up only 1% compared to the year previous.
Matt Hutchinson, communications director for SpareRoom, says: “Despite repeated warnings that the tenancy fees ban would drive rents up, so far that’s not been the case. Even with July, August and September being the busiest months for new tenancies we haven’t seen a significant bump in rents. It’s still early days but, for now, tenants will be breathing a sigh of relief.”
However, there’s still the bigger issue looming over The UK, you may have heard of it… BREXIT.
It is unknown how the political landscape is impacting rental costs. Risk-averse landlords may currently be sitting in waiting to see how the plans unfold.
Rather than rock the boat and increase rents, risking losing tenants who may look elsewhere, doing nothing right now may be the best course of action.
It will be interesting to see when the number of unknowns in the country are resolved, how the UK rental market will be impacted following the tenancy fee bans.

I'm back again with another 1 piece, several ways to wear post. The last one was 3 Ways To Wear A Satin Green Top. This time around I have an animal print, mesh top which I will be pairing with 3 different pairs of trousers. All the items in this post can be found on Femme Luxe Finery. 

Before we dive into it we have to chat about the top. It's this black leopard print crop top which is structured to give it a gorgeous fit. It has a curved hem and is zipped on the back and is partly see-through so make sure you wear something underneath, whether that's a little bralette or some covers, whatever you feel most comfortable in. I picked it because I feel it will work well with all 3 pairs of trousers. I mean black goes with everything right?!

I firstly paired it with these lovely paper bag skinny jeans. While I myself couldn't get them to look as ruffled as the models, I still really like them. They are high waisted and the belt definitely pulls everything in at the waist to make it look even more flattering as well as giving the jeans a nice extra detail. They fit me perfectly which is generally quite a hard thing to do with me and jeans. Femme Luxe so far is doing well in that department as I have had another pair of jeans from them that also fit me really well and that was mom jeans style! You can't go wrong with jeans and a black top so I think these pieces work perfectly together.

Next up I picked a pair of trousers that are quite out of my comfort zone, these pink shellsuit style joggers. I rarely leave the house in joggers but these ones may change my mind. They are in this gorgeous shade of hot pink and have an elasticated cuff around the bottom of the legs as well as having a tie waist, again to make them look more flattering on my body. They are super comfortable and have bags of space inside. They will be perfect for springtime when the weather warms up slightly as it's a thinner material than other joggers I have come across. Even though they are two completely different styles, I think the top works really well with the joggers and I feel it gives them more of a luxe vibe.

Last but certainly not least we have these belted trousers. They are a more formal style than the other two pairs mentioned and come in this lovely teal colour. The belt is removable so you can wear them without or even add your own belt for a more customised look. These would work really well as work trousers but could easily transition from day-to-night. Again, these fit me well and I think they look really good with the leopard print top. They also come in classic black, hot pink, lime green, stone and white so why not mix and match the belt to the trousers!

The Hollywood Sign


For starters no doubt you'll be wanting to see the Hollywood sign up close right? I know I sure do. First things first to know is that yes, it is free to go see the Hollywood sign but unfortunately you aren't allowed to touch it for safety reasons. The best place to see the sign up close is from above, accessible by several hikes within the Griffin Observatory. At around 3 hours round trip, that is a fun activity and accomplishment in itself. While it isn't free to park up there anymore there is a DASH bus you can catch which will take you there and the bus only costs 50 cents each so definitely a cheap day out!

Walk Of Fame


Have a stroll down the Walk of Fame and spot your favourite famous persons star. This is another fun activity that is completely free to do and if you are taking children or even if you aren't, could become a fun game of spot the star. From Hollywood legends to new favourites there are over 2600 stars currently on the Walk of Fame and it's expanding its lists every year. The walk runs east to west from Gower Street to La Brea Avenue and north to south on Vine Street, from Yucca Street to Sunset Boulevard.

Santa Monica Pier & Beach


Once in LA, you'll surely want to see at least one beach right? Why not head to Santa Monica Pier and the beach. Arguably one of the most famous and iconic beaches in the world, it has appeared in many films, tv shows and even video games (Grand Theft Auto anyone?), it is a must-see just to experience it in person. Over 3 miles along the beautiful Californian coastline with gorgeous weather year-round. While visiting the beach costs nothing there are tonnes of food vendors that line the streets and the boardwalk has many a fun activity from carnival games, small rides and the famous Ferris wheel but even so a fun day out at the beach doesn't have to cost the earth.

California Science Centre


If science is more your thing then the California Science Centre is a must-see and will fit within your budget. Hint: it's free! Located in Exposition Park is the centre, full of science exhibits which range from the ecosystems exhibit to the creative world and even an air & space exhibit, there is something for every science lover to view. Admission is free but there are special exhibits and IMAX screenings which cost a small fee.

 The Getty Centre


Last but certainly not least on our things to do in Los Angeles on a budget guide is the Getty Centre. The Getty Centre can be found amid the Santa Monica Mountains and it houses works of art from various ages. From Renaissance paintings to Baroque sculptures, historic manuscripts and more, there is plenty of art to see inside. You can wander around on your own or take guided tours for more in-depth information on the art on display. Again, the Getty Centre is another free activity for you to do on your trip.
